British rental property

Gross rent can make a portfolio look healthier than it is. The useful view accounts for operating costs, finance and time—then compares performance consistently across every property.

Separate income from cash received

Track rent due and rent received independently. This shows the performance of the tenancy while making arrears visible. Include other recurring income, but keep deposits outside operating income.

Capture the full cost of ownership

Repairs, insurance, service charges, licensing, safety checks and void costs all shape profitability. Categorise them consistently. Large improvements should be distinguished from routine operating expenses so one exceptional month does not distort the underlying picture.

Compare properties on the same basis

Use net operating income, yield and cash flow to compare homes of different values and rent levels. Look at rolling 12-month figures alongside the current month to prevent seasonality or a single repair from driving decisions.

Turn reporting into action

The point is not a perfect dashboard; it is a better decision. Reliable numbers help you review rent, plan maintenance, challenge recurring costs and decide where future investment will work hardest.
